The process of deregistering tourist accommodation

Changes in the tourism market and a significant lack of demand for tourist accommodation, coupled with ongoing fixed costs, have led many landlords to consider deregistering their tourist accommodations as the only logical solution. Ending tourist accommodation services requires deregistration of the property’s categorization, which involves several administrative steps. Since clear guidance is often lacking, we’ve outlined and simplified the process for you.

How to deregister holiday accommodation?

In an earlier blog, we discussed the process of categorizing tourist accommodation, which precedes renting in Croatia. Unfortunately, there is no option for temporary deregistration to waive costs, the only possibility is permanent deregistration.

To start the process of deregistration, you need to submit a request first, filed with the same office that issued the original approval. The competent authority in this matter is the Administrative Department for Tourism, Maritime Affairs, and Transport.

Along with the request, it is necessary to provide a copy of the decision approving the provision of hospitality services in a household.

Payment of tourist tax, membership fee and flat-rate income tax

The tourist tax and membership fee must be paid for the entire calendar year, regardless of the deregistration date. However, the obligation to pay the flat-rate income tax ceases from the next quarter following the date of deregistration. Therefore, we advise completing the deregistration process before the beginning of the new year, to avoid unnecessary costs.

Re-renting

If you decide to rent again in the future, here’s what you’ll need to do.

To obtain new approval, you need to submit a new request to the same office as before, along with the required documentation and payment proof. Based on a properly submitted request, an inspection will be conducted, followed by the issuance of a decision.
