The determination of the real estate tax amount is within the authority of local government units, ranging from €0.60 to €8.00 per square meter. This tax applies to all properties that are not under long-term lease for at least10 months per year.
Accordingly, the Local Government Units of Split and the surrounding areas have made their decisions regarding real estate tax rates. Based on these decisions:
Changes have also been introduced to the lump-sum tax, which previously ranged from €19.91 to €199.08. The new range is now €20.00 to €300.00 per bed.
The cities of Split and Trogir have determined the tax rates based on zones, as follows:
Divided in 4 zones, Split requires €199,00 for the accommodation in the 1st zone, €66,00 for 2nd and 3rd zone and €26,00 for the 4th zone.
Trogir now needs €66,00 for the 1st zone, €53,00 in the 2nd zone and €40,00 in the 3rd zone.
Other cities in the vicinity of Split have set the following lump-sum tax rates per bed:
So, in the city of Kaštela it is €70,00 per bed, in Okrug Gornji €90,00, in Okrug Donji €70,00, and Podstrana requires €50,00 per bed.
Consent of Tenants
Additionally, there are updates regarding the rental of apartments in residential buildings. Starting from the New Year, a two-thirds consent of apartment owners in the building is required, along with the mandatory consent of the neighbors whose apartments share walls, floors, or ceilings with yours.
If two-thirds of the owners have given their consent, but none of them are the ones whose walls, floor, and ceiling border yours, it is considered that you do not meet the criteria.
Furthermore, it is assumed that all owners who also provide short-term rental services are in agreement and cannot withhold their consent.
Can co-owners withdraw their consent? Yes, if the house rules are violated at least three times within a two-year period. However, this also requires the consent of more than half of the co-owners.
